The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.
Home prices at the national level have remained well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. A seller who bought in 2021 at a three percent rate has nowhere affordable to go if they list today, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.
Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect to wait. What it means, practically, is that fewer people can compete for each property.
Before you look at a single listing, get your mortgage pre-approval completed and in hand. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Any agent worth working with will tell you the same thing: no pre-approval, no offer.
If the report surfaces problems that go well beyond normal wear and tear, you have three options, not one, and walking away is a legitimate one of them. You can request a credit against the purchase price to handle repairs yourself. The one thing to avoid is accepting everything uncritically because you are afraid of losing the deal.
Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation than one that just hit the market at an aggressive price.
For buyers with a real reason to be in a specific place for the foreseeable future, this market is workable, even if it is not cheap or easy. The homes that are right for a specific buyer’s actual needs are still moving. They are going to the buyers who treated the process like the major financial decision it is.
The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who got their finances in order early. The most useful thing you can do today is look at homes for sale near you and see whether the numbers work for your situation.
